Working to restore a 100 year old historical building is quite challenging. Great effort was made to document the existing facility. Work included an ADA survey of existing property. Once documented, many conversations with building officials were needed to meet the intent of the code with grandfathered preservation items. The building itself however had to still meet the contemporary code requirements.
This project was a conversion of a historic 4-story brick veneer on heavy wood timber warehouse into 21 contemporary downtown lofts with a retail component at the first level and storage in the basement.
The existing roof was extended at the top level creating townhome rooftop terraces built above the existing roof. A summer gathering space was designed at the top of the staircases above the elevator penthouse. Since the project was historical, great care was used to restore the existing cornice, windows and repair/repoint and clean the existing brick.
